Key insights

  1. Dubai South (7.5%) and JVC (7.1%) have the highest gross yields of ready units, compared with 4.2% in Palm Jumeirah. The ANOVA confirms that areas differ on price (F = 952, p < 0.001).
  2. Price per sq ft rose 14.0% (2024) and 16.0% (2025) when Jan–Sep is compared with Jan–Sep. The 2025 increase is significant (t = 5.37, p < 0.001).
  3. Off-plan looks 7% cheaper overall (AED 2,240 vs 2,406 per sq ft). Inside every one of the 9 areas, though, it is 4–14% more expensive. The overall gap comes from the area mix.

Recommendation

For an AED 1.5M rental-income budget, buy a ready apartment in JVC. The average price is AED 0.97M, the yield is 7.3%, and the rent is about AED 71k a year, from 45 comparable sales.

Dubai South yields slightly more (7.6%). However, it has fewer comparable sales (28) and takes the longest to sell (45 days). Business Bay (6.2%) is the best choice for a more central location.
